Short answer

Prosper's homeowner permit list doesn't mention garage doors, so call Building Inspections on 972-346-3502 (option 2) or email permits@prospertx.gov before a full door replacement. Every contractor working in the town must register, at $100 a year. Most Prosper homes were built after 2010, so check any builder or manufacturer warranty first, and check your HOA's rules before changing the door's style or color.

Garage doors in Prosper at a glance

Prosper is a young town. The Census Bureau's American Community Survey puts the median year built for Prosper homes at 2014, and about 72% of homes were built in 2010 or later (ACS 2020 to 2024, tables B25035 and B25034). About 89% are single-family detached houses (table B25024).

Building is still going on. In August 2026 alone, the town issued 26 permits for new homes and 40 for residential remodels (monthly permit activity report). Prosper also straddles two counties: the town's property tax breakdown lists separate Collin County and Denton County rates.

New homes: warranties first

In a house only a few years old, a garage door problem may still be a warranty question rather than a repair bill. Before you call anyone:

  • Find the builder's paperwork. If you bought the house new, check what the builder's warranty says about the garage door and opener. The door and opener may also carry their own manufacturer warranties, and terms for springs, hardware, panels and motors can differ.
  • Note the brand and model. The opener's label is usually on the motor housing; the door's label is often on an inside panel or the end stile. A technician can tell you more once they have it.
  • Ask before anyone opens the spring system. If a part could still be under warranty, ask the technician whether their work would affect that coverage.

Not every problem on a newer door is a defect. HOAs and neighborhoods

Much of Prosper is laid out in large, multi-phase subdivisions. The town's subdivision map shows, for example, more than two dozen numbered phases of Windsong Ranch, along with Star Trail, Whitley Place and many others. Many neighborhoods like these have a homeowners association with design rules.

The town is clear about how that works: deed restrictions and HOA covenants should be checked before you apply for a permit, they may be stricter than town rules, and the town does not enforce them (Building Inspections FAQ). For garage doors, that usually means the HOA has a say in:

  • the door's style, color, window inserts and hardware;
  • whether you can replace a double door with two singles, or the reverse;
  • decorative or carriage-style overlays.

Permits in Prosper

Prosper's Homeowner Permit Requirements page lists what does and doesn't need a permit. Garage doors aren't on either list.

  • Permit required: additions (including enclosing patios and finishing attic space), patio covers and sheds, re-roofing, most fencing, concrete flatwork, electrical installations including new circuits, plumbing and HVAC work.
  • Permit not required: flooring, painting, cabinets, trim, landscaping, playground equipment, and low-voltage wiring under 25 volts and 50 watts, such as data cabling and security systems.

For garage doors, that means:

  • Full door replacement: not addressed. Call Building Inspections on 972-346-3502, option 2, or email permits@prospertx.gov before work starts.
  • A new outlet or circuit for an opener: that's an electrical installation, so it needs a permit and a licensed electrician.
  • Garage conversions are remodels, which need a permit under the town's residential remodel and addition handout.

Contractor registration and codes

All contractors must register with the town, with an annual registration fee of $100 (fee ordinance 2025-47). The town's FAQ says a hired contractor, not the homeowner, should get the permit for work they do, because contractors are registered and responsible for meeting code, and it advises you to always ask to see the permit before work begins. Prosper builds to the 2021 International Residential Code and the 2023 National Electrical Code, with local amendments, according to its residential inspection guidelines (revised March 2026). We couldn't find a design wind speed on the town's building pages, so ask Building Inspections if you need the figure for a door order. The same guidelines set permitted working hours for construction: 7 a.m. to 7 p.m. on weekdays, 8 a.m. to 5 p.m. on Saturdays and noon to 7 p.m. on Sundays.

Storms, sirens and alerts

Prosper has 11 outdoor warning sirens. They sound for tornado warnings, for severe thunderstorm warnings with winds above 70 mph, and when hail 1.5 inches or larger is reported, and they're tested at noon on the first Wednesday of each month (outdoor warning system). The town's severe weather resources advise sheltering in interior rooms, not garages or rooms with windows.

For alerts on your phone, the town uses Rave Alert, which sends National Weather Service warnings to your cell phone, email or landline once you opt in (emergency alerts).

Hail is a real risk in this corner of North Texas. On April 11, 2016, a supercell moving through Collin County damaged about 80% of homes in Wylie, according to the National Weather Service in Fort Worth. After a storm, read garage doors, heat and storms before agreeing to any door replacement pitched door-to-door.

If the door is stuck open at night

  1. Don't try to lower a door by hand if a spring or cable has broken.
  2. Lock the door from the garage into the house.
