Short answer
McKinney lists doors and windows among home repairs that require a permit, applied for through the city's Citizen Self Service portal, so ask any technician replacing a whole door whether they will pull it. Spring, cable, roller and opener repairs are not on that list, but the city doesn't address them directly; Building Inspections (469-617-4800) can confirm. McKinney is the Collin County seat and the city this guide started in. For garage doors it stands out for one reason: its housing spans more than a century. Census estimates put the median McKinney home at 2007, but about 6,100 of roughly 77,600 homes were built before 1980, and around 1,100 date from 1939 or earlier (American Community Survey 2020 to 2024, year structure built; median year built). About 70% of homes are single-family detached (units in structure).
That mix shapes the calls a technician gets here. In the newer subdivisions it's usually a first broken torsion spring, worn rollers or an opener that has reached the end of its life. In older homes it can be a detached garage, a single-car opening, an older door with extension springs, or a door that was never built to modern wind-load ratings.

Do you need a permit to replace a garage door in McKinney?
McKinney's Home Repairs and Permit Information page has a list headed "Repairs that require permits," and doors and windows are on it. The city tells applicants to start that permit in the Citizen Self Service (CSS) portal by searching for "Residential Window Replacement." The page doesn't mention garage doors by name, so treat a full garage door replacement as permitted work unless Building Inspections tells you otherwise.
The same page lists work that doesn't need a permit, such as painting, flooring, cabinets and minor electrical and plumbing repairs. Garage door parts like springs, cables, rollers and openers aren't mentioned either way. In practice, repairing or replacing parts on an existing door is a different job from installing a new door in the opening, but the city is the one that decides. Which building code applies
On October 1, 2025, McKinney adopted the 2024 International Residential Code and the rest of the 2024 International codes, with local amendments (Building Inspections, current adopted codes). A garage door installed under a McKinney permit is inspected against that edition.
The city's building pages we reviewed don't publish a design wind speed for garage doors. If a salesperson tells you a particular rating is "required in McKinney," it's reasonable to ask them to show you where, or to check with Building Inspections.
Contractor registration in McKinney
McKinney registers licensed trades, not garage door companies as such. The Contractor Registration page says licensed contractors must register with the city before a permit can be issued, and lists electrical, plumbing and mechanical licenses. For a general contractor, "Contractor registration is not required": there's no fee or form, and the company simply sets up an account on CSS to apply for permits.
So a garage door company pulling a door replacement permit would normally do it through its own CSS account. If the job includes new electrical work, such as a new outlet for an opener, a licensed electrician registered with the city has to handle that part. McKinney also requires a Signature Verification Form for each project when licensed subcontractors work under a general contractor.
Historic homes: check before you change an exterior door
McKinney has two historic districts created by city ordinance in the 1980s, plus a citywide inventory of historic properties (Historic Preservation Resources). The city's historic preservation FAQ says that all proposed changes to the exterior of a historic property need review by the Historic Preservation Office, and names "replacing windows, siding, and exterior doors" as examples (historic preservation FAQs). Repairs and in-kind replacement that don't change materials or design typically don't need permission, but the city recommends checking first.
Garage layout rules that come up
A few McKinney rules affect garages more than the door itself:
- New homes need a two-car garage. The city's residential builder packet asks for floor plans showing a minimum garage of two 9 by 18 foot spaces (Residential Builder's Packet). If you're thinking about converting or enclosing a garage, talk to Building Inspections and Planning before you start.
- Side and rear entry garages have a setback. The alterations packet says garages entered from the side or rear yard must be set back at least 20 feet from the property line to the garage door (Residential Alterations and Additions Packet). That matters if you're building a detached garage.
- Detached garages need engineering. The same packet notes that carports, garages and steel or aluminum structures must be engineered regardless of size.
Hail, wind and the outdoor sirens
McKinney's Severe Weather page explains that hail is considered severe at 0.75 inch or larger and gives a size chart for estimating it. Hail can dent steel door panels, and strong wind can push a door out of its tracks.
The city runs 29 outdoor warning sirens, maintained by the Office of Emergency Management (Outdoor Warning Siren System). They sound for a National Weather Service severe thunderstorm warning predicting hail of 1.5 inches or more or destructive winds of 70 mph or higher, and for tornado warnings naming McKinney. Tests run on the first Saturday of each month at noon, weather permitting. The sirens are meant for people outdoors; the city says to go inside and check TV, radio or other media for instructions.
If a siren sounds and your car is outside, pull it into the garage only if you can do so safely and quickly. A door stuck open at night
A garage door that won't close after dark is a security problem as much as a repair problem. If the opener fails, you can usually close the door by hand using the emergency release, unless a spring is broken, in which case the door can be extremely heavy.
